Top Ten Considerations When Selling a Home

  1. In real estate timing is everything. When the market is favorable a house may sell for substantially more than when the market cools off. The first thing to consider before you put your house on the market is whether the market is favorable to home sellers.
  2. Before you go any further, consider whether you really want to sell your home. Many houses linger on the market because the home owner is uncooperative or resistant to the sale. Selling your home is going to entail a great deal of inconvenience. You will have to leave your home under the care of strangers. Your home will have to be available and tidy at all times in case some one wishes to view your property and you will have to find a new home. This is a large undertaking, be sure you are ready for it.
  3. Once you have determined that houses are selling rapidly and for a good price, you have to determine who you are trying to sell your house to. Is your house best suited to newly weds or is it a sleek single person’s dwelling? Establishing a target helps you in making important choices in the selling process.
  4. The first important choice to make is choosing the right real estate agent. Ideally you should try and deal with a real estate agent who has listed properties similar to yours and targets the right kind of buyers. You need an agent who knows how to market your unique home and how to reach the people who might want to buy it.
  5. One of the greatest factors to consider when selling your house is what to ask for your home. Your home should be priced at market value. Your real estate agent will perform a comparative market analysis in order to determine what a fair value for your home is. A well price house sells quickly and may bring in multiple offers which usually drive the price of your home up. Conversely, if you over price your home it may linger on the market and sell for a lower price.
  6. In order to get the most for your money, now is the time to repair anything which is unsafe or unsightly. While it is not necessary to embark on major renovations you should repair any cracks in the pavement, loose shingles, banisters and so forth. Even if the repairs are slight people are reluctant to buy homes they perceive as needing immediate work.
  7. You should also take into account the cosmetic appeal of your home. A small investment in your home and a little hard work will greatly improve your chances of selling your home for the price you would like. The greatest return on your investment you can get is paint. Paint is cheap and it improves the entire look and feeling of a home. You should paint any room in which the paint is dingy or out dated.  In addition you should keep the home tidy both inside and out.
  8. The objective of the sale is another factor you need to consider. If you are upgrading to a larger home you may need to hold out for the highest offer. If you have already purchased a home, time may be working against you. Conversely if you have not purchased a home you may have to do so in a hurry if your home sells more quickly than expected. Make sure you keep your objective firmly in mind and plan accordingly.
  9. If all goes well you will have to decide whether to accept or reject offers. Apart from the amount of money offered there are several things to keep in mind. If the offer is conditional on financing the sale may fall through. If the offer is conditional on the sale of the buyer’s home it may take months for you to close the deal. For this reason, you may not want to accept the highest offer presented to you. It is far better to accept a firm offer than to accept one which may fall apart months from now.
  10. The final thing to consider is how to deal with the legalities of selling your home. There may be tax implications or complicated paper work to fill out after the sale. At this point you should hire a lawyer to deal with the closing. When selling your home, a little added expense will often save you a world of trouble latter on.
